About RealBuyerAgent.com
Empowering homebuyers worldwide with unbiased mathematical clarity, accurate local commission modeling, and strategic negotiation tools in the post-NAR settlement era.
Our Mission
For decades, real estate brokerage commissions operated under an opaque cooperative compensation model. Homebuyers were frequently told that buyer representation was "free," obscuring the reality that commission costs were baked into elevated sales prices and rarely subject to direct consumer negotiation.
RealBuyerAgent.com was founded with a singular purpose: to democratize financial literacy for property purchasers. We believe every homebuyer deserves complete visibility into out-of-pocket broker representation fees, closing expenses, and seller concession strategies before signing a binding contract.
The 2024 NAR Settlement: Why This Platform Exists
On August 17, 2024, the historic National Association of Realtors (NAR) antitrust settlement formally transformed American residential real estate transactions:
- Ban on MLS Cooperative Compensation Offers: Listing agents and sellers may no longer advertise unilateral offers of buyer broker compensation anywhere on Multiple Listing Services (MLS).
- Mandatory Written Buyer Agreements: Real estate professionals representing purchasers must enter into a formal, written representation contract before touring any prospective home (in-person or virtually).
- Strict Cap on Agent Fees: A buyer's agent cannot receive compensation in excess of the exact amount or percentage specified in their agreement, even if the seller offers more.
Because buyers may now be directly responsible for compensating their own representative if the seller refuses a concession, knowing your numbers in advance is no longer optional—it is a critical solvency requirement.
International Scope: US, Australia, Canada, and the UK
While the NAR settlement impacts the United States, property fee structures differ dramatically across the globe. RealBuyerAgent.com provides localized mathematical engines tailored to each regulatory jurisdiction:

Coverage across 50+ metropolitan statistical areas. Dynamic calculations for negotiable buyer agent percentages, flat fees, seller concession offsets, down payments, and escrow closing costs.
🇦🇺 Australia
Specialized models for licensed Buyer's Advocates across Sydney, Melbourne, Brisbane, and Perth, supporting standard percentage engagement fees (1.5%–2.5%) and fixed flat retainers.
🇨🇦 Canada

Independence & Methodology
RealBuyerAgent.com is an independent publisher and analytical tool. We are not owned by, affiliated with, or funded by the National Association of Realtors (NAR), any national brokerage franchise, or any mortgage lending institution.
Our benchmark median prices, typical commission rates, and market indicators are aggregated from publicly available real estate transaction registries, MLS statistics, federal housing data, and industry reports. All fee rates displayed are strictly illustrative benchmarks; real estate commissions are not fixed by law and are 100% negotiable.
